Purpose:
This report seeks agreement to remove the refurbishment and remodelling of Granville Centre (Block D) from the work contract to redevelop Carlton and Granville Centre following a request from South Kilburn Trust (SKT).
Decision:
(1) To approve a variation to the contract with Guildmore Ltd to remove the redevelopment of Block D.
(2) To agree the Heads of Term with Guildmore Ltd for a licence to remain in Block D for the remainder of the Build Contract at C&G.
Reasons for the decision:
To reflect a change in market conditions since the project was conceived with removal of the block from the contract, providing an opportunity to repurpose the first floor (232 sqm) as a community hall instead of affordable workspace studios.
Alternative options considered:
A variation to the contract will be required to enable removal of the block from the GML contract, which would also necessitate the entering into a licence agreement for its use and occupation.
